Property Styling 101
Considering selling your home?? In this current competitive real estate market it is imperative to stand out amongst the crowd. Helping buyers fall in love with your property takes more than running the vacuum and fluffing the pillows: It’s all about de-cluttering, repairing, updating, depersonalizing, choosing the right realtor & professional photography. So, how do you go about that?? This general list is given to all of our clients before we even enter a property - to help start preparing your home to be market ready. 1. Make sure all light bulbs are in proper working order. 2. Windows are washed inside & out (when weather permits). 3. As many items off of countertops (& tops of upper cabinets) as possible. This includes vanities in bathrooms. 4. Remove/relocate garbage cans, toilet brushes & plungers to underneath sinks/vanities. 5. Pack up as many personal items/collections as possible. This includes family pictures/portraits; knickknacks, etc. 6. All beds made. 7. All window coverings open to allow as much natural light in as possible. 8. Make that fireplace glow – empty firebox of ashes & scrub away soot stains on the glass. 9. Maximize the appearance of storage space. De-clutter/downsize the number of items in closets & cabinets. Chances are, the buyers will open up these spaces. The more organized these look, the better. 10. Keep as many items off of the floor as possible. This includes children’s toys, pet beds/food & water dishes, as well as litter boxes. Tip: If possible remove/store pet related items in the garage or shed during this process. 11. Curb appeal: Tidy up the yard & entry area. Roll up garden hoses, store children’s toys, tidy up flower beds & be sure to clean up any pet messes that might be lurking about. Remember, you are selling the space & not the stuff – help buyers imagine their life in your home. When choosing a realtor do some research, ask questions & have conversations with more than one. Just because your mother’s friend’s second cousin is a realtor, does not mean that is the right fit for you. Professional photography is the key reason some homes have the presence they deserve.
